A site inspection is the most important step in any property purchase. It is the moment when the listing on a website becomes a real piece of land with real boundaries, real neighbors, and real documentation. Most buyers underuse it.

Here is exactly what happens during a Doppel site inspection, and how to make the most of yours.

Before the visit

Once you have selected a property and submitted a site inspection request, our team contacts you within 24 hours to confirm. We agree on a date and time, and we share what you should bring (a notebook, a list of questions, your lawyer if you have one).

On the day

A Doppel advisor meets you at the property or at a nearby landmark. From there, we walk you through the inspection in four parts:

First, the boundaries. We walk the perimeter of the plot with you, identifying each survey beacon and matching it to the survey plan. You see exactly where your potential land starts and ends.

Second, the documents. We bring printed copies of the title, the survey plan, and the most recent registry search. We walk you through each document on site, explaining what it says, what it proves, and what it does not.

Third, the neighborhood. We point out access roads, drainage routes, neighboring developments, and any infrastructure that affects the plot. We answer questions about what is planned for the area and what is currently being built.

Fourth, your questions. Whatever you want to ask, we answer. If we do not know the answer on the spot, we tell you so, and we follow up within 24 hours.

Time required

A typical inspection takes 30 to 60 minutes for a standard plot. Larger plots or estates with multiple options can take longer. We never rush an inspection.

What to do after
